When it comes to buying land, there are so many things to consider. But in our opinion, we suggest always starting with the big picture, and going more granular from there. Therefore, here are 3 important things to consider when buying land.
1. Your purpose for buying the land.
What do you plan to do with the land? Are you going to build a home on it? Use it for farming? Develop it into a commercial property? Do you plan to subdivide and sell part of it down the road? Your purpose will help you narrow down your search and determine the most important factors to consider.
2. The location of the land.
Consider the proximity to amenities, transportation, and other factors that are important to you. You'll also want to make sure that the land is zoned for the intended use. For instance, a majority of the land we buy and sell is for Single Family Residence (SFR) use. Most of our customers want to build their primary home, or have a second vacation home. And even then, each of those items could have a massive set of criteria with it.
3. The condition of the land.
Inspect the land carefully for any potential problems, such as flooding, erosion, or environmental hazards. You may also want to have the soil tested to ensure that it is suitable for your intended use. For instance, some places will require you to get a soil test, also known as a "perc test", if the land requires a septic system.
